Across an open section of shingles, rain has a fairly simple path. Water hits the roof and flows downward until it reaches the gutters. Chimneys, vents, skylights, valleys, and walls interrupt that path and create places where water could get beneath the roofing materials.
Roof flashing protects these vulnerable areas. Contractors install thin pieces of metal around transitions and penetrations to direct water over the roofing system and away from joints, gaps, and openings. Flashing may account for a relatively small portion of your roof, but its location and role makes proper installation and maintenance important.
A well-built roof manages water by continually directing it down and away from the home. Shingles overlap for this reason. Each row sends water onto the shingles below it until the water reaches the roof edge.
Flashing continues that process where shingles cannot provide a proper water barrier. Around a chimney, for example, flashing creates a transition between the roofing material and the vertical masonry. Around a plumbing vent, it directs rain away from the opening in the roof deck. Different parts of the roof require different flashing methods, but the goal stays the same: keep water moving toward the exterior rather than allowing it underneath the roofing system.
Most homes have flashing in several locations. You’ll commonly find it around chimneys, plumbing vents, skylights, valleys, and anywhere a sloped roof meets an exterior wall. The exact type and installation method depend on the location.
Step flashing is a good example. Where a sloped shingle roof meets a wall, contractors install individual pieces of flashing alongside successive courses of shingles. The pieces overlap so water travels from one surface to the next without getting behind the roofing material.
Chimneys may require several flashing components because water approaches them from different directions. Roof penetrations need their own details as well. These areas can look simple from the ground, but proper water management depends on careful placement and overlap during installation.

Shingles perform best across the broad, uninterrupted sections of the roof. Flashing handles many of the areas where the roof changes shape or meets another material. If flashing shifts, deteriorates, or was installed incorrectly, water may find a path beneath otherwise sound roofing materials.
This is one reason why material quality and installation quality need to work together. Premium shingles cannot correct a gap beside a chimney or improperly installed flashing around a vent. Each part of the roofing system has a specific job, and the roof performs best when contractors install those components to work together.
Flashing can remain in place for many years, but the roof around it constantly responds to changing weather. Metal, shingles, sealants, and other materials expand and contract as temperatures rise and fall. Over time, sealants can crack or shrink, fasteners can loosen, and flashing can shift.
Northern Georgia and upstate South Carolina also see heavy rain, high humidity, strong sun, and seasonal storms. Wind-driven rain can put additional pressure on the transitions that flashing protects. These changes may happen while the surrounding shingles still look fine, which is why a professional inspection is so valuable.
Most homeowners can spot a missing shingle or a tree limb lying across the roof, but flashing problems are often much harder to identify from the ground. A small gap around a vent or slight movement beside a chimney may require an up-close inspection. Roofers also know where different materials meet and which areas tend to experience the most wear. That allows them to evaluate the details along with the overall condition of the roof.
Regular inspections can catch flashing problems before water has time to affect the roof deck or other parts of the home. An inspection also gives homeowners a clearer idea of whether an area needs a straightforward repair or simply continued monitoring.
Roof maintenance often brings shingles and gutters to mind first, but flashing deserves the same attention. These relatively small components protect some of the most vulnerable areas of the roofing system every time it rains.
